@Christopher B. Yes, well stated. There is some wiggle room. So, getting the tenants out is priority one! But, as @Greg H. stated, this wouldn't necessarily be an eviction.

@Wayne Brooks Real mortgage balance is a little less than $55k. I have a title company lined up to do the title search/insurance already. There's no way I would go without a title company. It's definitely a deal worth pursuing. It's just in my upbringing to question everything and look for all angles. Liens are at the very top of my checklist.
@Greg H. You're right, eviction is the wrong word. So does the current seller have to be the one to give them notice to terminate their lease? If so, any idea on length of time for the house to become vacant?

Anyone know the closing process in Osceola County in Central Florida. Can I do it myself w/o an attorney? What is an estimate of the county/sherriff fees?
