@Tochi Ajiwe Sounds like you have some great options. I would revisit your long and short term goals and I believe doing that will guide you to the right choice for you. Yes, HOA's can be a little touchy with short term leasing but fairly easy with long-term tenants (I own a management company and we manage quite a few townhomes in Dallas and Houston). On the older home, that would also be a good option, however, be sure to weigh how much money you have in reserves because the age of the house could prove that you will likely spend money not only in the initial make ready rehab (if that's needed) but also over the long haul especially if there is galvanized plumbing, etc. I hope this helps.

@Felipe Carrillo I have and continue to do section 8 in Houston. Most recently one of my clients closed on the purchase of a full duplex in Houston where one of the tenants is on section 8. As long as you're very persistent it's easy to deal with section 8. Half of the duplex is vacant and I generally stay away from Section 8 however, given the stimulus package is pumping 1.2B into section 8 vouchers I am marketing this unit to both section 8 and non section 8 tenants. 

On this most recent deal, I was super surprised how quickly section 8 processed the change of ownership. We close on the duplex 3/9 and they were able to issue April rents directly to us on the 1st. Recently I started to do a weekly video series called Management Mondays, for all of the landlords out there, what are your biggest challenges these days? Evictions? Maintenance? Property Management?
