It is my guess that the reason datazapp is less expensive is because the person I speak with on the phone said he was not the owner. I always tell people I am not of the owner of my business so I can make believe I have to go to someone higher to make a decision. I think the person who answers the phone is the owner and maybe he does not have a lot of overhead.

If datazapp tells you they can give you the information you want then I am 100% positive they they will deliver. The company has been very honest and has not been able to give me some lists. I paid the company $500 in advance and the company did a test run on the list and could not deliver. The list I wanted was for the owners of multi-unit properties and there was some sort of problem. So, they gave me credit and I purchased a different list.

If you are looking for a list of pre-foreclosures do not purchase a list from any company. Contact me and I will tell you where to get the best list for free. Then, after you get the list you need to have datazapp look up the owner's name, phone and email address.

I posted a video on youtube showing how to get the pre-foreclosure list, but for some reason BP keeps deleting my post. The video is about 38 minutes long and I am not going to keep writing a post that takes 38 minutes to talk about.

Hi @Yaping Zhang! Do you currently own the home outright or is there a mortgage in place that you obtained 6 months ago. I did a cashout refi on a house I purchased outright within 6 months of purchase. If you mortgaged it right when you purchased it I have a feeling you need to wait a year but I'm happy to connect you with the lender that I've used over the last 7 years if you'd like. I agree with multiple people here. Their Section 8 which means that they are likely strapped for cash. It's wise to do the right thing and keep it moving.

I'm looking to form an LLC with a client of mine that has an IRA. I've talked to Quest IRA and they mentioned that the IRA can be a member along with another managing member (my dad). Can anyone refer me to an attorney that deals with these type of entity formations or online resources about this?

I would like a better understanding of the rules with this or best practices for entity formation, etc.
