@Robert Mundras Skip tracing is very common in real estate. Some bigger folks have programs like TLO themselves. I make lists of properties and owners i’m interested in and then outsource it to a skip tracing firm. This way I don’t have to deal with privacy issues. Expect to pay .25-.40 per lead depending on size. Google “cold calling scripts pdf”. The first 30 seconds is the most important. Cold calling can be incredibly fruitful in finding off market deals. Especially with apartments, mobile home parks and others.
@P. Ian Arbogast Definitely a process. Especially if that’s the culture in all local MHP’s in the area. I’ve heard people have success with offering a proposal of having their payment be the same and they own the house in x years - therefore reponsible for repairs and get to be proud homeowners! OR they can continue to rent but will pay $100 extra.

@Chip Chronister Remember - purchase $ notes and promissory notes alike don’t always have to be from a sale to consumers. There are many old guys out there who have amassed a good sum of real estate and would much rather have good paper income now. It’s a good opportunity for younger, hustling investors to purchase.
@Reggie Maggard @Reggie Maggard Walking tenants through is a waste of time. So it’s a good idea to create a process to do it w/o being present. What i suggest: 1) Schedule a time to meet 2) Apologize that you won’t make it shortly before 3) Have them send you a photo of their drivers license 4) Give then lock box code and have them call you when they leave the property This helps since they think you’re going to be there. Also would suggestion doing walk through videos, putting them on YouTube and then posting it in your ad before the unit becomes available. This is a good way to help people get the feel of the property and not waste your time.

@Charles Robinson Jr I’d call some of the local guys in your area. Call bandit signs and we buy houses posts. Ask if you can buy them a cup of coffee and be taken under their wings. Try to bring value to their operation. Wholesaling is increasingly competitive. A buyers book (list of cash buyers) to push out once you have a deal is critical. The best wholesalers push out mail to specific niche lists.

Called Financial Freedom Principles taught by Clyde Wilson! It's boss. Get hooked up with a RE investing club in your local area.. If you don't have one, find a successful investor in your area and ask him if you can buy him lunch! Best $15 you'll spend

Hey Jimmy! Welcome to the site brother. I'd suggest going to some good seminars, great way to meet successful investors across country. When you go, offer to buy folks lunch in between sessions. Learn from them. There's a good one in your area at the end of May in Atlanta GA called Financial Freedom Principles, taught by Clyde Wilson 28th-30th! Definitely check that out. Stay hungry!

Steven! Welcome brother. Along with BP I would also suggest going to seminars taught by folks who do it on a daily. Pete Fortunato is incredible, my absolute favorite. There's a recording of his on YouTube I think, but I'd definitely check out his seminar. Have a greatly benefitted from his stuff. Clyde Wilson, Jimmy Napier and John Schaub all have very good stuff too. I'd find some successful investors in your area and ask if you can buy them breakfast. Best $15 you can spend!

Saks - I've listened to that course. It's very good. Well worth the money. Pete Fortunato is my favorite. Clyde Wilson has some good stuff as well, old hilarious guy who has done it his whole life. The Guru's are no good
