This is a meeting to get to know each other. You have to learn what you can do for each other. Be open and honest. Your developing a relationship here. I would recommend you share with him/her what your goals are. Make sure they are attainable and actionable. The agent is going to have to see a clear view of where this is going. If your getting involved with a good quality agent, they will understand that you are young and will give you attention and a guiding hand. If they don't, than it's not a relationship you want to keep anyways. Check out @Brandon Turner's " The Real Estate Agents Ultimate guide to Working With Investors." This will give you some more insight on the relationship between the two parties.

I'd be curious to what type of land investments your thinking and how you would go about turning them around. I personally fell like land is a sound investment. They are never going to make anymore of it. In the Midwest, Missouri specifically land has appreciated 10 fold over the past couple years. Most people I know buy land to hunt on. So one area of interest is forced appreciation. They improve the land by harvesting trees, which in it self can make you a little money or recoup some cost. Put in a food plot or two for wildlife and build some permanent structures people can hunt out of. Takes time and money though. Plus big equipment and not to mention making sure the land is "usable" land which goes into the soil, a whole different topic. My friends will start of with small parcels 20 acres or so. Improve them, hunt on them for a year or two than sell them for a profit and buy bigger parcels and so on. I'm with everyone else though. Turn key will be a lot easier but I definitely think there is great potential out there in land. Just have to know the ins and outs. What kind of land your targeting and most importantly I think, what's yourexit strategy.

Lets take lead on this, lots of interested people so let's do it. What's central for everybody. Downtown, Clayton, St. Charles... Etc. Once we figure out what's central for everyone let's decide on the weekday evening or a weekend? Once I know what's pretty central for everyone I'll pick a place. It's gonna get to the point where if you can make it... Great! If you can't, we can work towards making this a monthly meet up that's keeps a schedule so we can all plan around it! Hope this sounds good to everyone.

EJ, I will also echo what Max has said. You really need some boots on the ground here to understand the market. I grew up in St. Louis and I have friends that invest in "Ferguson" MO and are crushing it. They just finished a 30+ mixed unit space and already have full occupancy and a waiting list. One bedroom units renting for $750 and upwards to 3 bed units renting for $1,300. Now I don't believe Ferguson is a good flip market but has great rental potential if you know what your doing. I moved from the Ferguson-Florissiant area 2 years ago and moved to O'fallon, MO. There is huge growth here and appreciation like Max said. The city of Wentzville if I'm thinking correctly is one of the fastest growing cities in the area.

Hello All,
Was curious if anyone has had trouble locating the sample forms and agreements on the BP site and forums? I was using the search bar and came across a link from BP "Real Estate Forms..." so I followed that link and it say's "Page Not Found" Anyone know where I can find some sample forms and agreements to use when flipping houses. Also any type of checklist or home evaluations people use when walking through a house to flip.
