I'm exploring the DSCR / Non-QR investment property lender market - i.e. the lenders who'll loan 30-year fixed money to investors, let you use an LLC to buy, don't cut you off at 10 loans, don't require personal income verification, etc.

There are a lot of new players and it's hard to tell who is legit without getting feedback from people actually borrowing from them.

If you've closed loans with any lenders recently, can you please share: 

(1) name of the lender 

(2) good/bad experience and why 

(3) now that you've done a loan, what criteria are important in choosing this type of lender.

I published an article on the BiggerPockets blog yesterday with 7 lessons I learned as an investor who owned properties (flips, rentals, notes) going into the 2008-2009 recession. For most of the lessons, I have the scars to prove it!

So, I'm curious to hear from others who've invested through at least 1 recession to see if you could narrow down a few best lessons that can help others in the current challenging market.

We're sort of in unchartered territory with entire towns, plants, businesses locking down. The big unknown for me is how long will it last. We all know most working tenants don't have a lot of cash reserves so it doesn't take long to create a panic. 

I have a lot of college student rentals, so I don't foresee many payment problems on those. Many of them are being sent home now to do remote learning.

I'm bullish over the long term in my area. So, I also see it as a buying opportunity if it does happen to last longer or turn into a recession where other property owners get crunched for cash and need to sell. So, we're setting aside some cash for that and just the unknown.

yes, we did end up getting title insurance after I posted this. One of them we sold and others we are keeping. But having a clear title gives us more options if we want to sell or refinance in the future.
