@A.J. D'Asaro - sorry for the n00b question, but how do you typically transfer funds into SDFCU to pay off your HELOC? The current restriction is $2000 per day when transferring from my other checking account. Seems a bit inefficient if I've drawn $20k+

Is the only way to wire funds into SDFCU? I'm trying to avoid paying the fee from my other financial institution.

Hi all,

I received a letter today from a firm (Texas Tax Protest) that claims they will negotiate your property taxes down on the owner's behalf. Has anyone dealt with this type of firm before?

The cost is $295 and if they don't reduce your taxes by more than $295, you get back the difference (i.e. there's 0 risk for hiring them and only upside).

Seems like a win/win proposition and reviews online look solid. I've only found negative reviews of folks who either 1. got refunded immediately because the firm stated they couldn't represent the property owner for whatever reason or 2. got refunded after the firm tried and couldn't get them a substantial reduction.

For those of you who have set up a HELOC with PenFed, do they enforce a seasoning period for a new rental property?

Bumping this back up. Any local banks in PA that offer HELOCs on rental properties?

Bumping this back up. Are others using the HELOC in their BRRR strategy?

I do, I can't remember how long it took but I think it was around 4-6 weeks.  I have not looked to see if they raised the rates but I got 95% ltv at 3.9%.  The one caveat is that you have to pay 1% of the balance every month but its really just a technicality because you couldn't draw the money right back out the next day if you need to.

Thanks Lee. What do you mean by "its really just a technicality because you couldn't draw the money right back out the next day"?

@A.J. D'Asaro - how long did it take you to close your HELOC with SDFCU, from application to getting fully approved? Were the requirements / paperwork required more tedious than applying for a conventional loan?
