With mold issues it is always a two part question. 1st is has the mold been remediated and 2nd and most importantly has the issue been corrected that allowed the mold issue to begin. Because if the underlying issue was not corrected you will have a high likely hood of another mold issue.

@Seth M. mymolddetective is a great mold test kit. You can order them online or pick one up in some Lowes stores. I think you can purchase it for around $60.00 and comes with two air cassette's and the air pump. You can purchase more cassette's from them if you need to test more areas or even other properties. 

You will have to pay for lab testing also thru them I forget how much the charge was. 

I bought one because I am in the mold remediation business and I wanted to see the results compared to my $1,000.00 kit that I purchased a couple decades ago. 

So I did side by side comparisons in 5 different homes and the case study showed basically the same test results. 

So if you are looking to save yourself $400 - $500 I would give it a try.

Hi Michael, 

    I grew up in Lone Jack and all my family is still in the Kansas City area, those who haven't followed me to SWFL.. lol

I own a mold remediation company in SW Florida, The best thing to do with the drywall depending on the amount contaminated is to remove and replace it. Sand or wire brush the wood studs that has growth. I then recommend treating the areas with an EPA registered product. Home Depot has a line of mold products called Concrobium that works really well. If you want to email me some pictures of the areas I can give you more detailed advice.

I own a disaster restoration company in SW Florida. I have worked with insurance companies on behalf of my clients since Hurricane Charley thru Irma this year. State Farm is one that I have always felt really looks out for their insured. I do not know if they are still writing new policies in Florida. Allstate is another one that I have enjoyed working with. I am currently work a hurricane loss that is written thru Allstate and feel like they have gone above and beyond for the homeowner. Tower Hill, Cypress and Saint Johns have also been great to work with thru Hurricane Irma. I will let you know that there are a lot of other insurance carriers who I feel are trying to find ways not to cover a loss. So I always recommend purchasing insurance thru a local agent who's office you can walk into and sit across from if you have issues. A good agent will go to bat for you when needed with a carrier.  PS.... I always suggest to make sure you have mold coverage on your policy.

@Mark Ainley you are correct most restoration companies are built to work with / for the insurance companies. But in my area most companies will offer a "self pay" price and also discounts for property managers. You could always get a couple more estimate and try negotiating the price. Also try getting a price from a locally owned company (non franchised) they often time have more flexibility in pricing. 

Most equipment rental companies rent the equipment needed to dry a home out. Even Home Depot has drying equipment for rent. Usually they rent it for about half the price a restoration company will charge. This may be a way for you to control some of the cost. 

The most important thing is to make sure you get the building completely dried as quickly as possible to prevent any possible mold growth.

@Kristen Moore , I have not used Rick Donner myself but I have an investor friend who has and swears by him. My friend was just telling me about Rick last week. He said Rick really knows his stuff with the real estate side.
