I own 6 units and co-host 3 others from a few hundred miles away. Once you get things set up and dialed in, it’s not too difficult to manage around the rest of your life. I am a firefighter with 2 young kids and still manage all on my own.

I've thought about doing it all myself. I need to start getting cleaning/contractor contacts and quotes. That's my biggest hurdle.

I'd like to have my own website to drive traffic to it etc, and having total control of my own destiny is important to me.

If you have any recommendations for software tools etc that make long distance managing easier, please share them with me!

Hello!

Getting ready to dip my toes into the STR world. I've got a few long term rentals but no STR's at this point. I'll be managing this one from a distance so I thought I'd use a management company at first and then transition to managing myself once I learn more.

Turnkey Vacation Rentals charges an 18% commission off your gross which doesn't seem bad compared to some that charge up to 35%.

Anyone use Turnkey? If so, pros and cons?

Hey guys!

I'm kicking around the idea of purchasing a condotel to be used as a STR in TX (South Padre Island). Who has purchased one, and can you give me some feedback on how you financed it? From what I understand, it's not a typical investment loan.

Also, any feedback in general with your experience with a Condotel would be appreciated!

If DTI is becoming an issue then I would transfer the property to an LLC and refinance to a commercial loan. You can do this all at the same time. So there is no need run out and transfer the property. Talk to a commercial lender and explain you want to refinance a property and you will set up the LLC at the same time. This should not be a problem.

Does it have to be moved to an LLC? I was under the impression that a commercial loan in itself would remove it from DTI.
