Hello, does anyone know of a software that provides accurate Nationwide Property Public records that includes the Entity/Personal owner & address? We are expanding into different markets and are looking to avoid having multiple MLS subscriptions. Thanks everyone

Hi @Kunal Mishra, it's a bit late for Point Breeze a lot of investors have been there for a few years now and there is a lot of new inventory on the market. I am a fan of the less desirable areas of Kensington still.

Hi @Jayson Greenblatt, as other member have said before this area is not going to add any appreciation any time soon. If you are looking for an appreciation play I would anticipate the rougher parts of Kensington to be more suited for that. The area is still very rough in some areas but lots of development plans planned.

Hi @Orane Jacobs, just because the city is expensive does not mean there are no deals. Depending on your current situation and areas you are interested in living in there are still parts of Jersey City that are somewhat affordable. If you can find a deal in areas that are still transitioning such as West Side, Bergen Lafayette, and Greenville then you may have some success house hacking.

Hi @Michelle Smith,

Wholesaling is sold as the easiest way to break into real estate with no money and little experience. If you want to build a successful wholesaling business you will need much more startup capital than most people think for items such as deal deposits, website development, and marketing (direct mail, online, etc..). Since it is portrayed as the easiest way to break into the industry there are a lot of wholesalers out there but if you treat it as a business and have a real thought out plan you can definitely be successful.

Hi @Tanisha Haughton, apartments.com, craigslist, and zillow have been most effective for me. Including your rental criteria also helps get you qualified prospective tenants.

Hi @Ajene Harris,

Philadelphia has a ton of local meetups where you can meet a lot of investors familiar with the market. Meetup.com and the events section of BP are great resources to find the meetups.
