Well, all things being equal, meaning you can just jump right into this without any repairs or extra cost... just simply dollar for dollar.... If the FV is a solid $140 and confirmed, and you are getting it undervalue, then it makes sense as a solid investment.

As far as deed for $30,000. I am assuming you mean you will still be taking over the mortgage. In this case, the numbers still work out the same, but you are still liquid the $95,000 rather than having to tie up all of your cash. So depending on what other investments you may have, sometimes leverage can be the most beneficial.
