They are easier to find than you think. Maybe you are basing that on your MLS properties. Outside the MLS you find great deals with prices not inflated to try to force the market

the tax value from the assessors office is almost always useless. About as accurate as a "Zestimate". Most times they are only done every few years. So if you are in a changing market it could be waaaaay off. One of the most preferred ways to get true value is to look at comps - what similar homes in the area have recently sold for. I would do any deal based on the tax value for determining ARV.
