congrats on your first close!!! Whoohooo!!! First things first. . . .I hope you did (or are planning) some sort of celebration or reward yourself. This HUGE! Sometimes we become all work and no play and we forgot to acknowledge the wins.
Bravo to you. This is a win :-)
For exit strategy, I like A or D with these numbers
Good luck and congrats again

I am looking for properties to buy.
Either I buy.
A partner buys.
Buyer from my list (over 600 cash "proven" investors in our network)
Or I market your property for you!
Can get you a buyer for ANY deal.
Any location.
Only 2 conditions need to be met...
1. Must be 65% BELOW ARV including repair costs. Please have the comps and estimates ready to show
2. Must have at least 21 days to close (if wholesaling, at least 21 days left on contract. If less but it is a slam dunk deal.. then call me asap),
Co-wholesaling option as well.
We specialize in cash buyer leads. If you have a deal and no buyer... contact me!

BRILLIANT! I think my problem is I just talk to much. lol. So my calls last forever. I try to prescreen everyone with a long voicemail that explains everything first. Then only speak with people who have listened, understand I am an investor and not a retail buyer... and STILL leave a message. Kind of prequalifying themselves. I like this approach too. If I could discipline myself to stick to the list. :-)

Hi Kenzy. Sounds like a great plan and goal to shoot for next year.
In the "analyze" tab there is an investment calculator. There is also a great video explaining how to use it with pretty darn good accuracy. I think that is exactly what you need. That will give you pretty darn close numbers so you can know what to expect next year
It is here https://www.biggerpockets.com/real-estate-investment-calculator
Good luck bud

Good luck to you Glynis. Lots of the private lenders you are looking for regurlarly check the Marketplace or post their services there. You should post there and also do a search. You might find someone pretty easy.
Good luck

Sounds good just on the ARV flip. Seems like a no-brainer. Would be a definite green light for me

Great comprehensive list. Do you ask ALL of these on a call? I feel like they would think they are applying for the CIA or something lol. I use many of these. Just never all at once. Just wondered if you have a solid script and can get away with this full list during a call?
