Hi Miguel! I have a duplex in Provo that I purchased in July 2017. I put 10% down and I cash flow approx $500/mo (before expenses). AND it has appreciated approx 50k in those 3 years. The deals are out there. Are you on any wholesalers lists? Sometimes you can get deals that you can BRRRR.

Hi Nate! Great job doing your research! There are a lot of exciting things happening in the state of Utah right now. I have property in Provo and I agree with the above statements that the vacancy rate is lower, but the rents are also lower (compared to SLC). My duplex is rented to college students and I have yet to have any major issues with them. I would definitely recommend Jon Neviaser from Rize PM - he commented on this thread as well. I am a licensed agent as well as an investor so I definitely have the investor mind-set. Feel free to reach out and we can set up a call sometime.

Hands down, Mark Kohler. He's a lawyer/CPA. He lives in Idaho but has offices in Cedar City, Irvine Ca, Arizona and Idaho. Look him up on Youtube - he has tons of content/videos on subjects like "buying rentals through your IRA" and "putting your kids on payroll" and "the business owners guide to financial freedom". He has a weekly newsletter you can sign up for. He also has a podcast called Refresh Your Wealth, talking about tax strategies, current events (current tax bill), etc to help you live and achieve the American Dream. He's very funny and keeps talking about taxes fun and light. I just used him to set up my LLC for my rentals, and when tax time comes I will probably use him as well. He's an investor himself, so he has that background also. (I feel like I should be getting paid to advertise for him lol!)

@Daniel Howard I agree with Drew, meet ups are a great way to connect and network. A lot of wholesalers bring their deals to these meet ups so you can possibly even get a deal there!! In the search bar of BP, type in meet ups and it will pull up a list of meet ups close to you! Good luck and welcome to BP!!
