Fabric is probably the way to go, leather can be less forgiving. Best to stick to patterns/colors that will hide scuffs and stains. If you're buying multiple, it's worth reaching out to all the local retailers to see who will give you the best discount for multiple purchases. 

It's probably worth looking into zoning laws in your area. It may be hard to turn into a legal 2 family so you'd need to "rent by the room" and bake utilities into the rent, or rent as a single family.

I think it's worth explaining "why" investing in real estate is important to you and your family and how it will help you both achieve your financial goals. If you can clearly explain how this will add value to your lives long term, the battle is won. 

If I could go back in time my younger self would have started with a single family or duplex house hack. It's a great way to learn how to invest, manage a property, be a landlord etc... and you get the benefit of financing options as an owner occupant. 

My last rental had a tenant in place and getting work done was a struggle. Like the others say, I'd be transparent and upfront so not to surprise them. When does the lease end? It might even be worth giving an option to terminate their lease early penalty free if they want to move out. Personally, I'd like to have more control over the tenant placement moving forward and avoid taking on a SFH with existing tenants.

If you're not from the area I'd recommend doing some market research on population growth, income growth, and unemployment overtime. I know historically Blatimore has had a decreasing population and has struggled to keep bigger businesses. There are definitely some gem neighborhoods and some beautiful architecture.

Yeah it's very tough. You're competing against people looking for more space to live with their families. The emotional drive of these buyers is hard to beat as an investor unless you get creative and go off market. 

I always think staging or at least showing furnished with high quality photos is crucial. People make the 1st emotional connection at their computers or on their phones. The pictures are the 1st way to create a positive or negative feeling. 

That's odd, are they typically a wholesaler? Seems like odd behavior and a quick way to build bad blood with clients.
