There is a lot of noise in the real estate world. If it sounds too good to be true, it probably is. With fix & flips, unless you have a financial partner (or family member, etc) you potentially could have no skin in the game besides sweat equity, but if you are working with any lenders and going at it alone, you will need something up front.

Hey Chase! Awesome to hear you're getting ready to start your investing journey. Are you licensed yet? I would start there, and once you get licensed, interview (yes, you are the one interviewing them, not the other way around) brokerages that do lots of investment real estate. From there, get ready to drink from a fire hose. Work with fellow agents, ask as many questions as you can, work as many deals as you can. Best of luck to you!

Hey Rebecca, I am sure others with more experience can weigh in here, but it is extremely difficult to cash flow well right now due to home prices and interest rates. It almost makes more sense to purchase all cash, which I am sure is tough to do with that price tag. I’d say even if you were able to cash flow $100-$200/mo., it’d be a win in today’s market.

@Rick Albert Appreciate the input! 

- Dishwasher has been updated since photos were done to match the microwave. 
- Not much I can do at this point about the countertops, but that is a note that I will hold onto moving forward. 
- I do very much like the idea of a broker open, and didn’t know that was an option. 

In your opinion do you think the extra bathroom needs work? I hesitate to do any more work to it as this point, but I also know that it wouldn’t take much to remove the old tile, repair drywall and put a nice new vanity in. Feels a bit like a Hail Mary given the circumstances though, and I am wondering if it makes the most sense to just lower the price should it come to that if nothing happens in the next couple of weeks.

Thanks all!

Not sure it’s in the budget to add any more gold fixtures or a new island to the kitchen, but I may replace the towel rack in the bathroom. 
However, I did go ahead and fix up the flower beds a bit.
