Any indicators when walking past apartment buildings to see if the water is separately metered or do you just call the utilities company?  I enjoy driving for dollars sometimes and wasn't sure if there was a quick way to check.

Awesome Andy! Yea no complaints but I like to be proactive and be preventive since it is the only property I own. lol kind of easy to manage since it has my full attention.  It doesn't seem too bad down there.  I will definitely reach out if I come across something! Thanks again sir!

@Andy Hudgins wow that is great to know and excellent details.  I had no idea of the different strengths and qualities to these things.  Thanks a bunch!!! 

Unfortunately I am not an agent. I reached out to one and they asked some basic questions in regards to what type of financing that I have lined up and I explained my situation. I wasn't sure if what i said scared them off because I didn't have financing right now. I told them that I network with investors at REIA's and might look to go with a few partners if the right deal pops up. I explained what I was looking for with some details. Then the next email was that the owner wouldn't answer their phone so he doesn't seem motivated, sorry.

I just found it odd that the owner would pay an agent to sell the property but not be responsive to the agent when they called for either information or rent rolls etc.. But I guess that could be the case and the owner isn't in a hurry to sell.  I told the agent to let me know if he does get back to you.  Guess we will see.  Thanks so much @Mindy Jensen

I saw a building on the MLS and figured that I would reach out and grab the pro forma. The agent emailed me back explaining that the seller must not be motivated because they never returned her requests for some of the information I asked for. Is that normal or is the agent dodging me? I figured the agent should already have some of that info ready to give but I haven't done this before so I am not sure what the usual is.

ahhh I did not think about that! Yes my washer drains into a stationary tub in the basement.  Thanks @Max T. I appreciate the heads up on that!

My basement is not finished and is all cement.  There is a finished wall that splits the basement so each tenant has their own laundry and storage.  I do not have a sub pump where you could just have the dehumidifier drain into it so you never need to empty the bucket inside the dehumidifier.  

Do I necessarily need a dehumidifier for my basement since its basically all cement?  I have never owned a home before so I am just taking precautions.  My parents have one but their basement is finished and carpeted... But it also drains into their sub pump and runs whenever it needs to without them always checking it.  I would do that but I have no sub pump and someone would need to continually service/check the dehumidifier.

True!

Those programs meant to help "trickle down the wealth" has promoted that glorious wage gap we see, tax evasion, financial deregulation, and a free market for our life saving prescription drugs to be so wildly unaffordable here in the States.. But its the results of programs for the poor that we should watch out for.
