Welcome to BP. There’s so much info on here. You’re in the right place.
We are new as well. But based on what I’ve learned so far I’m thinking the first step after creating sources of capital is developing a solid strategy. What’s the niche? What type of investing? What kind of properties? What is your desired profit ect. Once you answer a million of your own questions you can start to narrow it down to a focal point. Then go out and get your first one. Of course logging on here daily is an excellent on going part of our strategy as well. Learning never ends.

I'm a vet still serving and I qualify for VA financing. which is great. We may BRRRR our first property or we may just flip. We have a home, and both have my wife and I have great credit and decent W2's.
Is there any reason or advantage to apply individually for mortgage loans? will we get better terms if we both apply as joint? Or does it matter? Credit scores range from 750-800 on average. Thanks all. Happy investing.

You will need capital and knowledge. It sounds like you’re on the right track by spending the time investing in your education. Start saving that money so you are financially ready when the time comes to dive in and write a contract.

We are just starting out. 0 flips so far. Last night we drove for dollars in our market. Our strategy is to scour sections of the city one at a time, take some addresses down and then check comps around that area.
Two part question.
What clues do you look for that indicate a good flip?
If a property is simply outdated, never really touched on the inside, is that alone worth a flip? Or should we be looking specifically for those overgrown, run down roof and siding properties??

Good afternoon. My name is Cody and my wife’s name is Lynn, out of central ND. We are developing a real estate investment plan to improve our city’s debilitating homes, secure passive income for our future, and to teach our seven children how they can do the same. We are spending the next month it two leaning, driving our market, and networking with others who share our interests while we work on securing capital.
Experience? I sold real estate for about 7 years before moving into a full time military career. That’s about it but I have a deep interest in stock investing and trading in a buy and hold dividend portfolio.
