@Jeff Byrne

Ignore it... I’m sure this is repetitive but people who aren’t doing what you’re doing just won’t understand.

I dealt with the same thing until I started doing and saw some .

Keep going and they’ll come around and if they don’t you’ve already started 🙂

It’s funny to me how polarizing this conversation is - my .02.

There is nothing wrong with wholesaling as long as you are not putting the parties in a blind transaction - that means everyone knows what’s going on.

When I speak with a Seller I tell them what my intentions are - e.g. if I plan to buy or I might wholesale the property to my network. If they have no issue, they sign a contract with an assignment clause. They are free to have their attorney review.

My buyers know that I am assigning my contract to them for an assignment fee. They are free to have their attorney review.

There will always be bad actors in any industry but treating all as bad seems a bit ridiculous.

Also, there are plenty of weekend warrior real estate agents that don’t take their job or their listings seriously... that wasted time of trying to “sell” their home can cost them plenty and “hurt” the seller on top of high commissions, availability for showings and locking the property up with the agent.

Again, just my opinion...

Hi All,

We're looking to grow our Cash Buyers list in Union, Monmouth and Ocean County New Jersey.

You can find a link to our Cash Buyer website below:

Please enter as much information about your buying criteria as possible! We want to only send you relevant deals.

Also, please be prepared to provide Proof of Funds within 24 hours if interested in purchasing. We want to do business with you but we value our relationship with our sellers and want to respect everyone's time :-).

Send me a PM or post here if you have any questions at all.

Thanks and I look forward to working together!

I own 3 two families on the South Shore of Staten Island. I am considering taking out a HELOC on the first one I purchased to buy a fourth. I would really like to discuss different financing options and how they change when/if I place some of the properties into LLC's. Is there anyone you can recommend in New Jersey?

 Hey Tom,

I have met a few here and there but none that I would recommend to others. Going to a meet up this week in Somerset so I'll be on the lookout if you're looking for in-state.

That's great that you're going for another two family using a HELOC. Can't wait until I have enough equity to leverage that.

Hi All,

I am posting here because the NJ subforum doesn't get a lot of action - Can anyone recommend an attorney that is licensed in NJ that specializes in Subject to transactions and owner-financing?

Thanks in advance!

@Alexander Felice

Agreed, marketing or connections have to be strong to compete at this point.
