Starting cheap is smart.

You can get a list from list source or other similar sites of people fitting your criteria and then skip trace them. Then you can cold call and do it that way. 

You can also use signs but that can make people angry and is against city code; however, I see signs everywhere I go. 

No one can tell you what practice will bear fruit in YOUR specific market. It is all different.

I am meeting with them today in about 5 hours. Any last minute advice?

@Ivy Wang People want a relationship? I have a hard time understanding because I am the type of person to definitely choose a robot over a person. You don't think people would opt for a robot that doesn't need to be paid a large commission?

I have the same question as Charles and I am going to check out Cozy now. Are there online payment methods to avoid to make sure I don't settle on those in case I don't like Cozy?

I am no expert but it sounds really risky. Also, if they can pay that much money in a lump sum then they are probably set for retirement anyway but I suppose someone would buy it. What would you charge for that portfolio?

I am a young guy just beginning my savings. Would you recommend me to talk to these loan officers before I even get substantial savings so that the officer can see the journey and sacrifices I made and be more willing to lend me money?

Chris, have you considered a 4-plex? That is the route I want to go because I figure there is more money in that but I am interested in why you want 2 less rooms.

I have only heard good things about dirt cheap signs.
