I think you have to get to know them more before hinting at that sort of thing. Im just seeing how I can help them out, you can learn a lot just doing that.

I agree with Brian. The podcast are best to listen to after you read a book or two to get basics down first. The podcasts are more specific in topic than books and when you first start out you want more of a broad overview so you can decide what you want to look more into.

I am yet to acquire a close mentor but I am starting to get more help/opportunities to help them by adding value. Many are willing to give you a few minutes of their time,especially if they are older, probably because that is what is important to them at that stage in life; helping young people. I picture that if all my dreams come true and I can invest in real estate full time plus a good amount of money I would enjoy showing off my savy to the youngins.

Hi all,

I am in a deal with a guy looking to wholesale but he is looking for a buyer. I am providing a buyer for a referral fee. I need to draw up a contract or agreement for this. How do you recommend I do this?

An answer for this would be a great help and I am trying to have it done by tomorrow.

Hi BP,

I have a property that is 1100 sqft. I am having trouble figuring out ARV because it has a lot size of 10k square feet. It has a barn in the back and build in the 1940s.

Any advice on calculating how much I should add onto an ARV for a house listed at about 400k?

I don't have experience in this but people often bring up insurance policies versus LLCs when discussing protection. You may want to make a post in the insurance forums about using an LLC versus a certain type of insurance.
