Thank you to everyone!  At this point I'm purely just looking at the place, and will try to possibly negotiate with the seller if it looks like a feasible deal. If it worked out, then I would have to make the appropriate business decision as discussed by a lot of you.

The one side renovation would seem like the best bet in this situation. I would not be living in one of the units.

Just curious, I'm walking through a Duplex this Saturday and tenants currently occupy the property. This would be a "BRRR" deal that would require some work to be done in order to eventually refinance down the road. My question is, If I ended up purchasing the property what would be the right thing to do with the tenants? Has anyone come across this? I would hate to just throw a family out on the street while the repairs are being done.

Any ideas or experience?

Welcome! I'm here in Gardens as well. Essentially the 1% rule is a way to quickly funnel and help analyze deals. Simply put, the 1% rule says if you can produce 1% of the purchase price of the home in rent then it is likely to cash flow* 

*This is a tool and not meant to be definitive. You should always run a through analysis of a property.*

However, it can be helpful to weed out a lot of terrible deals right off the bat.

As an example,

Say you purchase a duplex here in PBG for $200,000 you would need to be able to get $2,000 a month in rent to meet the 1% rule.
