Hey Guys,
I've been searching around for a reputable lender who is investor friendly for my first investment (Multi). Also, I would like a lender that I could go back to in the near future and get another mortgage for a second investment property, etc.
Does or have anyone dealt with a great lender who takes care of their clients? Who would you recommend?

Hey guys,
I'm located in NJ and I'm looking into PA as an alternative to invest in due to the extreme taxes in my area, I figure it would benefit me more to invest in a not so tax dominate state.
I am wondering what would be the average rent that can be set for a multi-family property located in PA vs NJ, I'm assuming that the closer you are to PAs major cities it would yield a better rents?
Also, does anyone currently live in NJ and own investments in PA or other states?
I would really like to get your input on this and how it is working for you.

Considering driving distance from central New jersey, Sticking to the east side of PA toward New Jersey. Also, open to going driving distance north.
Though if possible I'd consider going further but with experience in the field I'd feel more comfortable in the future going more then driving distance.
Do you have experience with property out of state?

Hey everyone,
I've sorta been in a rut, I've been looking for properties for months now in New Jersey, I can't seem to find a decent property worth the time and day, let alone look at one with decent returns due to the second they go on the market it's under contract ,literally... which is very upsetting.
I'm sorta loosing hope...
I'm debating on looking into moderately distressed areas in New Jersey for 4-plexs and possibly to invest in and hold, possibly dealing with HAP. (Not Sure)
Second I'm thinking of investing out of state into small apartment buildings that are established and provide a decent return not dealing with low income.
I'm leaning towards the second option, this would be my first investment property, I've been looking at duplex's and all and i feel for the amount you pay for a duplex here it's worth a building in a another state with triple the units and possibly more of a return.
Any advice from a person who has done this or is presently doing this would be great !
What is your experience managing a building out of state? Is it worth it?

Hey guys,
I have been running into so many issues with realtors in New Jersey who aren't very helpful. They never respond or get back to you..
Have you ever considered becoming an agent or sales person so you can get access to the MLS? I believe it would help me tremendously with finding properties, etc so i can grow my portfolio.
Is there online classes you can take to achieve this?
Looking for some input.

Hey everyone,
I have a few questions. Once you purchase your first multi-family property... How do you go about getting into another property?
If i have a mortgage from one bank now, what do i do for the next property? Do go to the same and or different bank and say,"I need mortgage and I own this property currently, how much are you willing to lend me?"
I'm not sure how that works and would like to see how it works.

Of the 10% of good agents left, 99% of those agents don't understand investors and how they work. In their defense, there are plenty of "investors" who give agents the runaround, use them for information and then find a way to buy without them so it's not all unfounded. The best thing to do is to do the research for investor-friendly agents in the area and then quiz them about what they know about investment properties. I would not recommend calling the listing agent on any deals. The listing agent must always keep the seller first in mind and even in the case of dual agency (both sides), the seller is their priority because the seller pays the entire commission. I would be happy to help find you a referral in the areas you are looking if you need it.
@johnathan It was funny because i never gave him a hard time whatsoever, I literally just needed to see the inside of the property, other then the information i couldn't attain such as previous rent roll from the seller, he didn't have to do anything. You know? That would be great if you know any agents around the Woodbridge/New Brunswick area?
