Once you get your tenants movie in (All units have separate meters), do the tenants have to sign up with the gas company, utility power company and water company so they get bills in their own name sent to their unit? or would you as the property owner get 4 separate bills, then deliver them to the tenants to pay each month? I would assume same goes for the sewage tax/bill too.
How would you set it up so each unit gets their own bill?

I've been looking into listing of multi-family properties on the market, I'm confused, Some properties that show pictures/description saying that they have been divided and are selling as multi-unit properties are listed under "House type" as "single family" properties on zillow or trulia etc, but then there are multi-family properties that are listed under "Multi-family" properties?
Have you ever ran across this?

Is there any strategy that is used to keep a laundry list of people willing to rent your units? What have you found is the most effecting way of getting tenants? I've heard the old fashion "For Rent" signs on the front of the property do well. Any thoughts?

Seems like everyone is trying to get on the band wagon, trying to rent out their houses here. These houses have been "for Rent" for a while now, it's starting to make me question, is there as much as a demand as people say for housing? Seems like these owners have a high vacancy rate. How would you keep people calling you and asking if you have any spaces available?

You don't necessarily have to go with a mortgage broker. Many times they have additional fees that they charge you as well. Typically their requirements have additional overlays as well because they don't typically go with just Fannie Mae or just Freddie Mac guidelines. They try and appeal to several different lenders. You just need an investor friendly lender.

I'm looking for an investor friendly place where i can get pre-approved for a mortgage for my first investment property. I would like a place that is helpful and gives great rates for conventional mortgages, many who i have been contacting either don't mortgage investment properties often and don't sound up for it or don't call me back after just generally leaving a message.
Are there any companies you have worked with worth giving a call?

Hello BP,
I plan on purchasing my first property in the coming months and I was curious what mortgage companies have the best rates and are easy to deal with regarding conventional loans who are investor friendly. I've heard nightmares that some investors had to deal with companies who weren't pleasant to work with and it was a head-aching process.
What companies have you used and recommend for conventional mortgage loans for a first time investor for a (2-4 plex) ?
What is the least you had to put down for a conventional loan? 5% or 20%?
