Tax assessments are triggered by the sale/purchase of a property. You will need to factor that into your underwriting.

Your list looks good. Here are some resources that will likely help you with #2. For #3, remember it's a very low, like < 1% chance, someone will bite. It's a science to sales up front then an art when you actually get in touch with someone.

You could look for local Wholesellers in your area. They likely have done a ton of marketing to find properties that are off market. Or take some of their approach with sending out mailers, putting up signs in neighborhoods you like, etc.

Usually the split depends on who's bringing what to the table. If you're bringing the finances and the management but they're doing the renovations, maybe you get a bigger split. It likely needs to be an open discussion between the three of you and you need it in a written legally binding agreement. I cannot stress enough the importance of getting things laid out legally, especially when dealing with friends/family.

Take a look at FileMaker. It’s a database software that can have a really nice front end. They have certified devs all over the country that could make something custom for you.
