They’re all about the same but we use ActiveCampaign for CRM and Marketing.

My thought is it’s less about how much they cost and more about how much they save you. They should be helping you find ways to pay less tax not just input your data into quicken.

For someone who just stayed in an Airbnb with terrible wifi, I would spend a little bit of money to make it decent. You can usually catch Amazon’s Eeros on sale. If not that, I would get something similar that would offer a similar mesh coverage.

We use a combination of email (primary) and LinkedIn. If you’re a Mac user, I found this cool application that allows you to automate sending emails that don’t get caught in SPAM https://www.serialmailer.com/

It likely depends on your strategy and tolerance for such areas. Some investors make their living in similar areas (Class C or D type areas). Where as, we prefer Class B areas. There is no "right" strategy just one you have to understand how to play with the investments you have. 

As for the other question, if you need the money to put down on a primary residence, sure. If you have it and could use it on other properties, I would put it there. Rates are still low enough that against inflation you're still coming out better.

@Joshua Ciabatoni You've found a pretty divisive topic on these forums. Most people can provide their personal opinion but if you're seeking clarity on to or to-not LLC, you should seek the advice of a lawyer. For the record, I'm pro LLC.

May I ask why are you needing to move to the place you're investing? Why not move to a tax friendly state and manage from afar? Somewhere close to those that are a card ride or quick flight. Just a thought.
