@Todd Dexheimer is correct. Those are the "standard" %s on syndication deals. However, each deal is different and you may need to structure the %s differently each time.

It seems good but I would have an agreement for every property. This should allow you to test this or to make sure it works.

If they have agreed to it, then it looks good at first pass. The most important thing is to get this in writing and signed for each property. Have a lawyer draw up the documents so it's all down on paper in case anything goes south with the deal or the relationship.

Likely a S-Corp but I would defer to your CPA and attorney to confirm that's the best fit for your needs.

@Jason Scott Vawter Sorry it's not letting me directly reply to your message. I have not done any business in AL so I would not have a specific recommendation. Being that you have a good lawyer and likely one you trust, ask them for a referral. I've found that good lawyers typically know other good lawyers they can recommend.

It sounds like what you need is a CRM. I've a firm believer that email is not a data repository nor a task manager. You're also wanting to parse data from emails to be put into spreadsheets (or CRM in the future). This sounds particularly tricky to automate. I'm a novice in automation so it might be possible with the right person. However, I would imagine you would need to grant them read/write access to your emails. 

We use ActiveCampaign for our CRM and marketing. So far I'm really impressed with what it can do. There are many others out there including ones like HubSpot that have a free tier.

That's fantastic to hear about with your Dad! IMO, the best move would be to speak to a lawyer instead of trying to find a contract yourself. It will cost a little money up front but well worth it in the case that anything is disputed in the future.
