None come to mind at the moment but there is a meeting with lots of flippers, contractors, and other RE folks that meets the first and third Friday morning. You can likely find some really good ones there. There is also a local REI meeting the first Thursday evening.

If you have a Mac, you can use QuickTime built into the OS. Screenflow also works really well.

That will likely be dictated by the market and sub-market. Here in Charleston, historic homes are $$$ but also are a PAIN to main because of the BAR. You cannot make changes to the property that without approval from the BAR. That said, each market/sub-market may be different.

Hey Seth! Orangeburg is a smaller town located between the middle of the state and the coast. Hurricanes are not a big concern as it's inland enough to avoid most effects other than a direct hit to SC's coast. Some phones allow for duel (sometimes digital) SIM cards. If your phone allows for this, you could speak with your provider about getting a "local" number to wherever you're looking to call into. 


My question is, why do you need a local number? Most people ignore phone calls from even local numbers due to the high spam rate. You could use almost any number and likely get the same number of voicemails you do now.

You can use Loopnet to find properties and (maybe more importantly) the brokers that are doing deals. Having a good relationship with brokers can go a LONG way.

Between books, podcast, and YouTube, I'm not sure what you'll gain from having your license. Join your local REI meetings and see how others got their start in your area. You could dedicate the same about of time you would taking the course to self study and likely come out just as ahead if not more.

The Census website you should provide most if not all of that. Where it's stored and how to navigate it can be SUPER tricky. You should be able to go to https://data.census.gov/cedsci... to find it. Select the filters: Geography > Place >  State > City then use the search query "Economic Characteristics". That should provide you the table you need.

This is not a specific recommendation, but using and building a relationship with a small local bank can payoff down the road. They may be able to lend or do things that larger banks would only use a spreadsheet to determine a decision. I would at least explore them first before looking nationally.

It's not built specifically for Real Estate but I love Trello. I use it to manage our podcast process from booking to publishing. You can easily add your different stages or projects. It also allows you to share those projects with others pretty easily.
