Property Taxes will be more if you are not an owner occupant. Here in Nampa, it's about double the burdon!!! BOOOOOO!!! As far as First Time Home Buyer info, a great real estate agent can most definitely help you out. Also, check out the FHA 203K loans. That might be a good option for you as well during your house hack.

Awesome story @Ethan H.! Thank you for sharing. It's amazing to see God's work in action brining the right people together for good. 12 units in under one year is an incredible accomplishment and congratulations! Nampa and Caldwell are poised for massive growth in the years to come and will be lucrative for buy and hold investors. 

My wife and I are actively wholesaling in the Treasure Valley and currently working on a house hack here in Nampa. It would be our first buy and hold. We have a small 3/1 that we live in with a detached 4 bay shop in the back. The shop has an unfinished space above we are looking to convert to a 2/1 apartment. I may have to post my questions here in the forums to see if it really makes sense as a buy and hold. Had a bid at $52K to finish it. It should rent for around $600-$700.

Welcome to Bigger Pockets @Ethan H.! This is by far the best site for real estate investing education, and if you read some other posts, entertainment. LOL. 

Be sure to check out some of our local meetups. There you can connect with other investors and it's a great way to network and find deals. However, 10 units in 8 months seems like you have already figured that part out.

I'd recommend doing your own direct to seller marketing or connecting with wholesalers to find off market properties. You might not be able to make numbers work with MLS properties due to explosive growth and low inventory.

@Logan Knight is correct. Inventory levels are extremely low here in the Treasure Valley. Deals have been harder to find and we have needed to get more creative on finding off market deals. December has been our best month to date! 

As more and more people discover how great of a place the Boise market is, prices will continue to rise and profit margins may shrink. However, isn't investing in a market where people are moving to make sence? I believe so. I would also ask, "Compared to what?" The market here might be the best in the nation. The Boise metro has been ranking as #1 fastest growing area for the last few years. Idaho has seen a huge influx of people since 2010. Rents are definitely rising along with home prices and finding a good buy can make for multiple strategies to work for investors.

Driving for dollars is a super awesome way to land a house hack deal. That's exactly how my wife and I found our personal residence. BTW, motivated sellers are not always under a time restriction, which allows you as the house hacker to go after traditional financing. Driving 4 $$$ has much less competition as compared to other direct mail lists. On that note, you will find much less competition sending mail to multi-family properties! Stay consistent and you will find the right opportunity.

Cashflow in Canyon county is way better than Ada county as you know. Depending on the level of renovations you are comfortable with I maybe able to help you out. I have been coming across properties lately that have not needed much to make rent ready.
