I m planning to bid on REO hotel online. 70 room hotel starting bid $1M (May bid up to 3M) It is generating 1.8M in revenue. Before covid it was generating 1.4M. NOI is 353k. I have 200k in capital but need more for down payment. I'm trying to get funds from Silver city funding (Christian Angelo). I'm talking with accountant to look at the P/L statements. Talking with attorney about the clear title. Any experienced investors willing to partner with me to bid on this ? Any thoughts would be appreciated

Thanks @Joe S. and @Chris Seveney for your advice.
@Joe S., I’m skeptical too. That’s why I posted the question here. I might as well put that money into buying some real estate.

Thanks @Joe S. I can afford it but I was wondering if anyone has gone through this program and wanted to get their insight. I am asking sales person for current member contacts but he is refusing to share. They have 6 month money back guarantee.

I have recently come across this mentoring program through a friend.
He is charging $13k to get in plus you have to give 60k when you make profits in deals over time. Plus 199/month fee for biweekly calls with Peter Conti and other investors.
OR $27k upfront and that should cover everything and you don’t have to share any profits.
He would teach you to find great deals and put great offers in commercial real estate and also help you fund deals.
I was wondering if anyone on this forums seen value from his program.
Any tips suggestions would be appreciated. I’m thinking of joining.

Did any one invest in Calais ME? I’m looking at multi unit property with more than 1% of purchase price in rents and 10% cash on cash return. Please share your thoughts.

Everything listed that a Realtor can search for you can also find.
I find what I want then contact the listing agent. I don't need an agent to hold my hand. Most properties I buy without any agents as I find properties not on MLS. I don't want to compete with other buyers.
Driving neighborhoods, check FSBO sites, Craigslist, FB marketplace, FB groups, Real Estate clubs, Zillow.
Thanks @John Underwood
