@Nghi Le, very good question. I has been thinking the same business model recently. I remembering listening to a house flipping podcast someone in CA is doing exactly the same.
As @Don Konipol mentioned, there is more risks when you have a stranger (home owner) on you team. I think a good contract is really important to make this business model successful.

The trick is to have agents that hustle and give them accurate tools for analysis. I have simple calculators that i use and if my total expenditures including rehab are 75% of the end value or less I do the deal. i have over 70 doors now all under this formula. You can make this work in any neighborhood. A neighborhood that is realizing an increase in values or increase in rents is just a bonus, frosting if you will, and not part of the formula. All of Tacoma, north south and east have properties that work. Everyone has their own program and strategy, this is mine and it works!
Tom, looks like you have a strategy and a good system in place. Do you mind share how you refi your rentals at up to 75% LTV? Is that through portfolio lenders or private lenders?

I am wondering if anyone work or live near downtown Seattle would be interested in having lunch or coffee together and talk about RE? It would be really casual, just to network and make friends.
I love those meetups we have around the area but sometimes I feel I don't have the time or energy to attend after a long day of work. And many times I find myself having lunch alone. So why not having lunch together with other investors and talk about RE.
Please PM me if you are interested.
Thanks,
Yinan

Why no just sharing the names of the insurance companies in the thread? Is that against BP's policy? I've many posts mentioning companies names...

Any updates from users who have been using leadpropeller for a while? What kind of results you are getting? Any insights would be helpful for investors who are looking into building a website.
Thanks,
Yinan

No deals from it for me. A larger market may do better. I do like having a site to poinf to on my postcards.
Quite a bit of SEO co spam emails, especially early on. And B2R Finance started mailing me solicitations as soon as I signed up.
Steve, it has been a while since your last post, would you mind giving another update? Thanks.
