Usually, there is a checkbox on these forms for a declared total value - similar to the standard deduction on your taxes. I get this every year, and use them for kindling for my smoker.

Lots of opinions on this one. We haven't had good luck with the mail order foam mattresses. We try to buy mid-line mattresses locally.  Keep plastic covers on them to help ward off the bed bugs.

All that matters is the grand total. And with the ever-increasing fees of Airbnb and VRBO, the totals are getting larger all of the time.

Interesting, in the first quarter of 2025, our direct bookings are DOUBLE what they were in 2024.  They are now about 22 percent of our bookings.  We are not doing anything different. I suspect guests are doing a lot more work on their own to find direct booking sites, due to the level of fees.  

As is normal in a free market economy, greed eventually consumes itself.

Any business endeavor is this way. It's hard to pull the trigger. I remember when I started opening up Great Clips franchises in my market. It was hugely expensive (at least for me), and I was in disbelief and despair. But after I pulled the trigger, I knew it was "do or die", and I wasn't going to die. So once you pull the trigger, failure won't be an option, and you'll just fight your way through to success. JUST MAKE SURE YOU ARE CAPITALIZED AND ASSUME WORST CASE IN ALL YOUR PRO FORMAS.
