@April Childers so the HELOC is now basically coinciding as a mortgage payment. The terms are 5 years fixed at 4.75%.

@Raheem Mills so please check with your accountant as tax laws have changed. But... Using a Heloc utilizes the equity that is sitting dormant, it provides tax relief (once again check with your tax professional) as it is interest income, you can typically get a reasonable rate andlastly there is no out of pocket money. @Johann Jells you are right on with the funding I started with (50-90 hr works weeks from the age of 19). But I disagree with your point about needing to start with that type of capital (although it makes a big difference). One of my current partners through hustle and applying what he had learned has gotten himself into 15 units without a large windfall..before his mid 20's. Now does that mean he was broke, in debt and on life support... no, but it is possible and it started with a relationship on BP. Luck gives you an edge, but it can only take you so far. I never want to crush anyones dreams but rather reinforce that education, work ethic, and action are ABSOLUTELY necessary for success...as you alluded to, nothing in life is easy!! I would love to check out Thomas Pickets, book what is the title?

@Johann Jells the total market val is approx $8mil. I was able to incorporate wholesaling, HML, flipping, acquisition fees, and refinancing to scale from the 25 unit to 92 unit mark. I had Heloc and savings to make up for the 0-25 unit range (approxx 15 or 16 of total ownership). Doors here range in acquistion cost (on the properties I pursue) of 23k to 65k. After repositioning they 45k to 100k in per door depending on area and rent.

@David Keys the answer could be 0. Partners have played a key role in my development and confidence as an investor. If you are asking unit count than about 60ish and that does not include single families.
