Hi Brittany King , this is a great time to get into the building trade in Colorado Springs! There is no state requirement, but each building municipality does require a license to be a contractor. In Colorado Springs, the entity is Pikes Peak Regional Building, and you can get all the licensing and education requirements here: http://www.pprbd.org/contfiles/ContLicense.aspx Most people just buy the books and self-study, but if you are going to make a business out of it I would definitely recommend learning basic principals of business and marketing before you get too far into it. There are lots of good craftsmen the out there, but very few contractors who are good business people. If you are looking to build in other cities outside of El Paso county, you will need to look into each municipalitie's licensing requirements...Pueblo is a deferent building dept, teller county is deferent, Douglas county is different... (Denver Metro, for example, has a couple dozen building departments...each requiring separate licenses to work in their area). Hope that helps. Good luck!

Brian Kohn I think new home rentals can be profitable in a market as hot as this, but you have to know the micro trends in the specific areas you're thinking about. I happen to like the Peyton/Falcon area, but it's a little unique relative to the COS market in general for a variety of reasons. Without knowing the size specs of the house, I can make an educated guess knowing the community you are referencing, and I think your rental estimate is high (possibly by as much as $2-300). if you want to dig into the CO Springs/Peyton/Falcon market give me a shout and we can grab coffee sometime.

Hey Crystal Wilson I know the property you're talking about (a client of mine had it under contract briefly before getting cold feet). It's in decent shape, the neighborhood is just rough, as you would expect with a property that price. I think rents are probably more like $800-900, and likely closer to the lower end of that. Running the numbers on it, I think it's about a 10.6% cap rate on a cash purchase. On a side note, we had it u/c at $77K with a cash deal, so you know the seller will move a little on a cash deal...but probably not on a financed offer
