I would say so long as you have them sign something stating that they are responsible for any actions their dogs take and have insurance you should be fine. Make sure they are vaccinated, up to date and well behaved dogs when you arrive.

I would also require that the dogs have been through some type of training, because most pit bulls are wonderful animals if they have been trained accordingly.

I speak from experience because I have two myself.

Good Afternoon from Raleigh NC,

I just wanted to post really quick to get some help/guidance when it comes to owner financing deals and obtaining information about these. I have done my research prior to posting this and found out that listsource is a good resource for 100% equity property's as well as talking points (pros/cons) of owner financing. But I was hoping to get some assistance with tips and tricks of doing it.

A little background: My wife and I purchased our first house June 2015 and flipped it and live in it until we can get a second. We will be a dual income household in January - She just got out of school. So my plan is to save 100% of her income for 2-3 months and combine it with what I have for a down payment. We want to possibly do owner occupied for our next and rent this one out but we don't know. The house is in my name and purchased with FHA. Our next will most likely be in her name only and purchased with FHA if we can.

I looked on listsource.com and it pulled 13k people in our area that matched my 100% equity criteria and that list costs 2k - This feels a bit much to me. Is that common, and what other ways might I have to do this?

Lastly, what tips do you have to get our next house through traditional or owner financing. My goal is 2 houses for next year to be long term rentals.

Honestly, I don't understand the need for a phone line. But that's just me. When purchasing our house, not a single house we looked at had these installed except the ones with old school alarm systems.

My Capital one Spark card is awesome. Like literally, awesome. 2% cash back on all purchases, and $500 if you spend $4500 in 3 months. Plus I got approved right out the gates with a brand new business at 10k.

Honestly, we ran into this. Most business credit cards want to have your personal gaurentee on file just in case. The only way to avoid this is if you're a larger publically traded company, they tend to have other options for you.

@Varinder Kumar , no one can easily answer that question for you. Every site and zoning is a little different. For example, in Apex, NC downtown we can only utilize 60% of our land, and cannot be two stories unless there is a house within 2 homes that is already two stories. However, in Wendell they don't have any restriction like that, it's basically as much as we want so long as we are 10ft from the edge of our property.

So, the best advise is to go to your town hall, the town zoning and ask them. Good luck!

@Manolo D. I'm sorry, I didn't mean a visible seam. It has them where my dog was, but it's not visible at all, even when searching!

@George P. Sorry I'm taking this off topic! Buttt...... She loves to rub her back on the carpet and literally run as fast as she can and slide on the carpet!

It's always funny to watch dogs roll in carpet!

I know a lot of people have weighed in here, however, i wanted to say i used them and i was beyond satisfied!

They charged $39 for the measure that was credited towards the install. They scheduled my install about a week out. I completely forgot to

ask about tack strips and the transition pieces but they came prepared with everything and installed it seamlessly!

The only downside to them, and i don't know if it's typical or not, is the fact that they have to sell the carpet in rolls of 12x12. So, if your room is awkward like mine is, then you will have to pay for more carpet than you use. But they will let you keep the carpet and you can do what you please with the extras. We will use it to do a whole room in the future!

Put some photos in to give you examples, enjoy the dog, that was the only close up photo we had of a seam (you cant even see it!).
