Hello. I've visited this site before, but never posted. It is a great site. I've finally decided to take the plunge! Well, I've been investing in real estate for a few years now and I learn on every new deal. I think thats what makes it exciting for me.

I had a guy who turned out to be a bum tenant. I inherited him from the previous property owner. He never paid on time and we were finally able to convince him to move out. You should have seen the way he was keeping the place. It was disgusting. Clothing everywhere mixed in with trash. It was a real health hazard. Thank goodness he left. We have to do what we can to boot our bum tenants, that's for sure.

Sounds like you're going to be in a much better place now. I certainly hope your new manager is better than the first. You can always try to negotiate another great deal with this one.

I suspect that one of my tenants is dealing drugs from his apartment. What can I do in this situation? I'm afraid that this can lead to some problems. Thank you.
