I'm assuming you want to take the profit from the flip, but keep the house. Essentially refi at 95% LTV instead of 80% or 75%. No is the answer.

Thank you, I knew it was on Facebook, but I just wanted the BP community active in Indianapolis to know about it. Hearing all the crazy stories and fair amount of money missing. I'm sure more to come over the holiday. We've been getting a lot of calls about it and running to check on properties for folks.

I'm been a member of this site for 9 years and unfortunately another sad story here in Indianapolis. A property management company not named Oceanpointe has lead investors astray. A company with a good reputation and I've only heard good things about for years. There was a post of here that got removed earlier and mentioned the name and not sure why, so I'm sure it will come up later, but I wanted to get this out there. Investors need to confirm their PM company is still in business. There are still great PM companies here in Indy. @James Wise you up on this yet?

Guys not sure the volume of furnaces you install, and I know this is off topic, but I strongly strongly disagree Goodman’s are a good furnace. I’ve put in well over 100 systems and Goodman’s have the highest failure rate. Plus just dealing with installers all the time they will agree.

Also, 10k is high unless redoing all the ductwork or a really high efficiency heat pump. My variable speed Rheem heat pump system with some extra features was a discounted price of 9k.

But seriously, Goodman’s are the worst. Talk to installers or apartment building owners.

I mean wow. But yes we keep lots of people busy. If you aren’t sick of sending out his name I’d love it. But I see lots of people like posted above that like me can keep people full time. Plus he won’t need all the umbrellas that he did in your area.

Whenever we have multiple good applicants we ask who wants to do a 2 year lease and not change price.
