Quote from @Ryan Fox:

I do private lending and one of my borrowers requested a loan for the purchase and renovation of a home to be used to rent to traveling nurses.  She thought it would be a good place for a traveling nurse rental because there are 3 hospitals within a 20 minute drive.  However, based on my research, only one of the hospitals hired nurses on a temporary basis, and they only had one position currently available.  Did I make the right decision to tell her I didn't want to loan with that business model?  There are various other primary care / specialty care facilities in the area.

Just because there are hospitals does not mean they hire traveling nurses. You can call the hospitals directly to see how many traveling nurses they hire.

I have the credit score but I don’t have the money for the down payment/ closing cost. I’m not sure where to go from here any advice ?

I would go to your local meetups and see if anyone needs a partner. I have a partner where I brought the loan and he brought the down payment and we split it 50/50.

Is it recommended to speak with multiple lenders or just focus on one that specializes in in your real estate strategy?

Talk to multiple lenders and then pick one and stick with them. Tell the lenders about your goals and ask for advice on the best ways to structure your debt to reach your goals. Anyone can give you a loan but not every lender can help structure your debt in the best way to achieve your goals.

Quote from @Brad Stein:

Looking for some input in what you all do for your MTR listings in terms of sites and any other strategies like trying to partner with a hospital. Most importantly my question as stated in the title has more to do with AirBnB. Do you list your MTR on there? If so do you still have your potential tenants go through an application process and complete a lease? I don’t use AirBnB so I feel like this may be a no no for their platform because they don’t want any contact or business conducted outside of the platform.

Thanks in advance!

All my bookings have come from Airbnb for my MTR. Definitely list it on there, they have the most eyeballs. I get a higher rate on Airbnb than I do on Furnished Finder.

I am new to real estate investing and as a traveling medical professional, I have experienced renting with mid-terms rentals and would like to own one. Does anyone have suggestions for good markets for medium term rentals? I am from the midwest, but am traveling on the west coast and would be open to out of state properties as well.

I think any major city can have a good MTR market. It all depends on your goals.

Quote from @Amanda Miller:

I understand it is not required to have a real estate license in order to be a real estate investor, but I am wondering how many folks do have their license and whether they find it beneficial. Thank you! My husband and I are new to the real estate investment world and have seen it recommended but I want to see if it worth the time and money beforehand.

If you want to help other people sell houses as a career, then get it. Otherwise I don't think it's worth it as an investor.

Quote from @Olamide Aki:

Hi all,

We are looking to purchase our next investment property in Austin. A few details on the deal:

+ We are looking for 4bed 2 bath homes in north Austin close enough to the tech hub
+ We live outside the US and the best interest rate we have gotten is 8% after engaging with 20+ banks
+ With 20% down, 8% rate and really high property taxes, all deals we have analyzed have negative cashflows of over 700 dollars per month

+ We have considered involved strategies like str, mtr and rent by the room but might be tricky to execute as we are not present in Austin

+ We really want to invest in Austin as we strongly believe in the appreciation potential. However, does it make sense to absorb such high negative cashflow? The last piece of context is my husband and I both having high paying jobs and can well afford the negative cashflow but we are not sure whether investing this way makes financial sense.

Thank you so much.

What is your goal? If you want cash flow on a turnkey property doing LTR you should look in another market. If you want a home in a tech city that you believe in the future potential growth then it could be a good idea. It all depends on what you are looking for in this season of your investing journey.

Quote from @Steve Smith:

I have a Airbnb with a 30 day stay min. due to HOA restrictions. I have been renting out since January of this year with an average stay of 85 days. My current tenant checks out in August 15th.

I just received a request for November 1st through December 4th. I’m hesitant to accept it because I’m concerned that it will not rent in December and may limit rentals from August 15th - October 31st.

I have a feeling I’m over thinking this and want this awesome community input.

Thanks!

What is your lead time? My lead time is 2 months out, so I wouldn't accept the November booking and expect to get it filled in September.

Hey BP. Should I make 2bd 1 bath in a quiet town 35 minutes from the big city a MTR with 2 queen bed sets or 1 queen and make the second bedroom an office or even an entertainment/exercise room?  Thanks for your answers.

In my market, second bed with a desk and a monitor.
