I believe it depends greatly on the very localized market from my past year experience. Area’s like the pearl District, Owen park, or Brady heights by downtown have really had an increase in rents. At the same time the portfolio I managed which included tulsa, claremore, BA, and Coweta, Jenks, Ponca city, wagoner, and Muskogee varied in rents depending on the quality of the properties. I don’t Want to go into explaining all of them but would be happy to answer questions if anyone has any about one of those areas.

Who is a master with your contractor systems or packages? Do you have forms that they sign that penalize them for going over in time or cost? How do you hold them accountable? Do you have a package you deliver to all contractors or a checklist of expectations? I’m ready to get this figured out! Lesson learned the hard way to many times!

Large multi-family (5+ units) buy & hold investment.

Purchase price: $50,000
Cash invested: $200,000

started as an 8 plex. turning into a 6 unit. plan to long term rent half and air bnb half. in the designated opportunity zone. in path of progress. should earn a 35%+ cash on cash return

Ok I am launching my brokerage and need you help! I am going to own this for a long time so I want to make sure it has a good name! Post your name ideas below!

I’ll give you a little insight to my company. I bought my first house when I was 16 and turned it to a rental. I got my real estate license when I was 20 to help me build my income so that I could invest more. I got sidetracked and got really into residential sales for a couple years. I had a team going and one day realized I hated my business. So I dropped all my typical residential clients and refocused on why I got in it in the first place (investments) . I have focused on working with the investor niche for the past 2 years and really enjoy it! Being an investor myself I get there motivation and like hearing all the different creative methods that investors use. I spend most of my time hunting down off market deals for my investors that I know can get deals done! I have been a member of the local reia for the past 6 years and am alway networking with investors. I have moved into selling some apartment complexes and really enjoy that as well. At one point I managed over 240 units. While that was a great learning experience it is not the field for me! I like working with multi family but don’t see myself giving up the small investment properties because I like working with those clients and watching them grow!

Moving forward my goal is to be the brokerage that specializes in working with investors large and small. I don’t know if I will bring on many agents under me but If I do I would like them to all have experience in investment properties and be investors themselves. I will be building out a team of people that help me in the day to day operations and plan for them to all have a desire to learn more about investments.

Hello all!

So, I made my way up the latter as an agent by making calls to potential sellers. This to me is the most direct path that I have the most control over. Now I am wanting to grow my investment business by doing the same.

When I did it as an agent I had accountability partners that were in different markets around the US. I had 5 of them and I had a phone call with a different one every day of the week. We would take 15 minutes to do a brief script practice and talk about our goals. While I don’t know that the script practice is really that necessary I do feel like the daily accountability is very motivating and helps keep me on track.

Is anyone doing this for investing? Why or why not? How did you find your partners? Who all is making calls to fuel there investment pipeline? What strategies or recourses do you use to keep you on track with your goals?

Im not suggesting or telling you what to do. I am just telling you my experience. I dropped out of highschool when I was 16 because I realized that in my state (Oklahoma) a high school diploma is the same exact thing as a ged. Also I bought my first house at age 16 and was to busy working full time and flipping a house I didnt have time for school. I recently passed my brokers exam and have several real estate businesses. The path has been hard as **** but I would not have it any other way. I am not the best with grammer as I am sure you can tell by now but nothing that has held me back from my own form of success. 

My main concern with a person of your age being so focused on money would be not appreciating what you currently have to chase a figmented "value" for success. All the ******** you see online with people having fancy cars and nice houses doesnt mean **** if they dont have a family to love, friends to enjoy, or anything of TRUE value.

I lease a ton of 2 beds and I never have any trouble filling them up.
