As an agent that specializes in working with investors, I personally have multiple agents that know my investment criteria that will bring me deals first because of my established relationship with them. Therefore I believe you should have multiple  agents that know you and have a good relationship with you and be loyal to whoever brings the deal. I have many investors that I have worked with and I know that if another agent brings them something good then they are going to do the right thing and have that agent compensated. This will turn many agents off from wanting to work with you. Those are probably agents that you don't want to work with anyway. In Rich Dad Poor Dad it says something like, there are 1 in 1000 agents that are investors themselves and they are probably the ones you want to work with.

I bought my first investment property when I was 16 years old. It had all kinds of unexpected turns and twist but I have zero regret from it. Although I was not mentally mature or "ready" for what lay ahead I got it done.6 years later me and my brother sold it and pocketed $25,000 a piece. 

I say this to suggest that your age won't matter nor your finances as long as you take on a property that is truly a good deal with profit potential. The deal doesn't care about your age. If you buy a good deal at 16 or 45 then it will be good.  If you buy a bad deal, regardless of age, it is going to suck. 

Fear not only tells you what to do, but when to do it.

Claremore is a great suburb market as well because they have RSU there. I just sold 3 units in claremore that needed about 30k in work for 85k and my client plans to rent it all for $1800 per month. I would be careful of the 61st and peoria area in tulsa and north of pine st tends to have a bit more skeptisim as well from my investor friends. That being said I know people that have rentals up there and do well but they have a hands on management approach. I really like around downtown tulsa because that is where I believe the path of progress is and it tends to have good Cap rates.
