Im new to the site as well and I have been studying real estate prior to joining BP. Ive been to Fortune Builder's seminars by Than Merrill, Ive signed up for the Jay Morrison Academy, but BY FAR Bigger Pockets and their resources are the best option. The community alone is enough to shut out the competition. Not to mention the many different sources of knowledge from the BP podcasts, to the blog articles, to the ebooks. I believe we both have come to the right place lol

There are a lot of people in the same boat with challenged credit and little cash. However, don't let that stop you from getting started in real estate investing. Obviously, wholesaling doesn't require either. This method will provide you the cash you need for your business and you could build your credit with a secured credit card or other measures.

By the way, be careful on quitting your job too soon - great podcast on that subject by Bigger Pockets!

I have been doing A LOT of studying. I've been to a couple seminars, and I have narrowed it down to 2 niches. I want to definitely start wholesaling to build my revenue, but I also have been considering using My VA loan to buy a multi-family home (du or tri-plex) and get going that way. There are still a lot of things I have to get set up. I want to start a SERIOUS marketing campaign focusing primarily on direct mail, but again the money is the issue there. Thank you for replying to the post. I look forward to hearing from you and others as well.

Good evening Bigger Pockets real estate world,

My name is Cordell. I am recently out of the Marine Corps and very excited about started my REI career. I've done an 8 month tour in Sangin Afghanistan, and a 7 month tour that had me travel from Japan to Thailand. Now that I am out, I am looking forward to linking and networking with people that have the same mindset and goals as myself. Prior to joining the Marine Corps, I was a welder for about 3 years. After being honorably discharged, I went back to welding for a few months and realized I just couldn't continue working for other people. So I decided to follow my entrepreneurial dreams and start my own business. Ive always had sort of an interest in real estate. Plus the idea of being financially free and being able to take care of my entire family is very powerful. Now the bad news. Growing up I had no clue how important credit would be in my life so needless to say, my credit isn't up to par. Ive also had a few business ventures go wrong so my money is very tight right now (Looks like I'll be welding for another few months). But nevertheless, I trust and believe in the fact that you determine your future and the one I create will be blissful. Hope to hear from a lot of you. Thank you for reading lol. Talk to you soon
