She may be correct in that your current rental income on your Long Beach property can't be used. Depending on a few other variables you'll typically need a history of managing rental properties (as much as 24 months) before being able to use that income. What specific reason did they give you for denying the loan? Was it solely that your credit score wasn't 740?

They haven't talked to an agent. It was an idea I mentioned to them because they want to get out from under the current mortgage. 

The reason I asked is because I always see these signs on the side of the road that say "We buy houses with cash, any condition...etc.".
