A little off topic, but how many of you actively promote these elements of your leasing process when you are marketing a property? 

There are A LOT of terrible landlords in my area (I just visited an apartment where mold was growing on the walls!) and I feel like promoting your commitment to honesty, transparency, ease of leasing process, etc. could be what makes a renter choose your property over another.

I'm feeling insecure about this question because it sounds simple, but

What is considered a cash offer in a real estate transaction?

My wife and I are looking at buying two rental properties in our area that are owned by the same investor. They've been on the market for several years and are in need of repair. Our strategy is to make a combined cash offer for both properties in hopes that a speedy close and getting two properties off their hands will net us a pretty deep discount. 

I'm working furiously to line up my ducks to have the cash money ready if they accept. I thought hard money and family money with a conventional refinance after the properties are fixed up was the way to go, but now I'm unsure. After reviewing a few HML loan program details, I'm confused if the loan would be considered cash.

Is a cash offer simply having the money in my bank account prior to the transaction and that you just have to close with a lender prior to the transaction?

I am headed to my first real estate networking event tonight by myself and I am a bit nervous. I'm fairly outgoing, but am beyond awkward when trying to introduce myself to someone. 

Any tips for overcoming my nerves and striking up conversations?

I've seen a few posts around this topic, but nothing that quite answers my question. 

My wife and I may have an opportunity to purchase the home next door to ours in the coming months. Our neighborhood is getting younger demographically, great location just off a major highway into Philadelphia, and the numbers are looking good, so there is a chance we will put in an offer before it goes to market. 

My question for the group: should I manage an investment property that is in close proximity to my home, in this case, right next door? The proximity is both attractive and frightening. Has anyone had a similar experience?

How do you determine who pays what utilities? Do you find it to be a unique value proposition to offer fixed utilities like internet or trash as part of the rent?
