@James Bigley the seller said they wouldn't accept my bid with an inspection period and. Y agent advised me that I shouldn't get an inspection.

The direct to wiring has already been done for the current set up but I'd rather do the whole deal when I can afford it.

I am wired with copper and breakers.

So due to mistakes on my part and misplaced trust in my agent, the property I purchased has only one unit with up to code electric, with the other units having only one up to code outlet per, which is used for the living room ac. I've been asked, reasonably I might add, to furnish a second window unit for each tenant and I intend to do so. However I am unsure if I should do so with the other units having only the old 2 prong outlets. I cannot afford to rewire the units at this date and time.

If you wouldnt mind, I would love that form

Thanks for the advice. The official notice cited repairs, which I should not have included. I have since told her I'll be moving into the unit, via email. But she had refused a year to year lease, citing that month to month would allow her to move as she pleased, and me to end her lease as I pleased. After several threats and insults from her, she recieved a 3 day notice Sunday. Her 45 days was up Saturday. She has alerted me that she would be staying until july 28th, 2 days before the end of her 45 day period. While I'm aware shell be out before the eviction is completed, I had a contractor scheduled for the 16th. I'll be pursuing her for all financial losses. I should mention that she has not tried to pay rent since, so a hold over eviction can easily be filed.

this is summer time. basically I'm paying 158 bucks a month to run a water heater. I figured switching to electric would be my best option. the feesareahats killing. Im paying 570% of the cost of the received gas to receive the gas.

So first 4 family property owner here. I purchased last month and just got my first electric and gas bill. Let's just say wallet shock doesnt cover it. To break down the tldr, apparently I used 23.59 in gas last month (44 ccf). that's all fine and dandy, but the 134.45 they charged me in delivery charges for the gas alone seems a bit absurd. I've already spoke to many people at the utility company, AMD they are saying this is justifiable and right. my question is, is this the norm, should I just suck it up? or do I have any recourse other than replace everything with electric? They insist it must be charged at a significantly higher business rate because I have hallways between the units.

I just served an inherited tenant with a 33 day notice of non renewal. I stated it was my intent to perform repairs on the property and felt the unit would not be habitable during such time. As the tenant escalated the situation, I offered her an extension on the move out date for 48 days total. She stated that she was going to take me to court because Im violating her rights and Im not right and all that jazz. I then offered her a cash for keys, no hastle move out with a refund of her final month's Rent. She still wants to take me to court, so im looking for a lawyer on the off chance her lawyer doesnt say "its in black and white, he has given you way more than the required notice, and hes offering to pay you to get out, take it."

TL DR may need a lawyer to defend from a tenant suing in response to a nonrenewal of lease.

I just closed on my first 4 family yesterday. I walked away from closing with a cool 3k. But Im having trouble forming my LLC. Anyone have any advice? Legal zoom offered some 400$ package, but that didnt seem right.

Im here in Cincinnati and I would prefer to be able to invest in Columbus or Oxford. Both have more B class properties than I have been able to locate here, but both are outside my current purchase power. I should mention that I focus on multifamily buildings.
