I talked to someone who knows the owner...it's the latter. It's a set of brothers who have struggled to find their way in life. Their father is a very well-paid orthodontist. He basically helped get his sons into real estate and arborist services because they didn't have a clear direction.

I reached out via phone. Had a nice little chat. He isn't ready to sell it yet but said if in the future, he'd talk to us before putting in on the market. He did have another property he's interested in selling I'm going to take a look at.

I own a small apartment building in Beaver Falls (4 unit). We are down the hill from downtown, towards New Brighton. Rents are fairly good, tenants not bad. No major issues. We're actively looking for more multi-family and commercial spaces in Beaver County especially on the main streets (excluding Aliquippa and Rochester for main street commercial because I just don't see those coming back around). We live in New Brighton and LOVE it, so actively looking to invest in this area. 

We are considering a neighborhood hack - buying properties in/among our area to work on raising the comp, etc.

I have their phone number now from a previous tenant who became a friend. I know they don't have to sell - that's not the question. The question is how do I pose it to them without sounding like "you're a slumlord and I don't want you bringing crime to my neighborhood" (for the record, there was SWAT intervention for heroine 2 weeks ago at 5 Am)...and this is in a relatively quiet, small town suburb of Pittsburgh!

We live in a small town outside Pittsburgh. We own our primary, own a STR internationally, 3 commercial buildings, and a 4-unit apartment building - so we are highly familiar with real estate but here's a new conundrum. Across the street from our primary residence, a company bought a house as a rental and it's been nothing by problems. They're basically slumlords and the police are often called there - resulting in tenants coming and going a lot (our town has a 3 strikes and you're out policy on renters). They don't care about the house.....how do I contact them saying I want to buy it? We have a nice group of us investing in our own homes and want to see the neighborhood do well. I just don't know how to contact them and basically say "You suck - I want to make our neighborhood nice so please sell me your home.'

Two tenants ago was so terrible and when the police showed up one night I got to talking to them. They said "Just so you know - call us for anything because of the three strikes and you're out policy." I said I didn't want to bother them with petty things and they said "We know the types of tenants this guy is putting in here, so if you feel even slightly inconvenienced, please call us." 


Call me petty - that's fine. But I'm raising my 4 kids in this home with my wife, grew up in the area, want to see it do well - so I will continue to call the police on things I see there...which most likely will result in the landlord having an ongoing slough of tenants in and out. So...having never met the landlord but I do know their primary address, how do I go about letting them know I want to buy it?

 Sweet where in WV? Morgantown? My sister lives there and our good friend sold his storage facility a year ish ago in Morgantown b/c he got a great offer and wanted to retire... 


The first thing you'll want to do is define the zoning and what the allowed uses are for that property. You can use this tool to figure out that part: https://docs.google.com/document/d/100dRzu-iQEIZbR1adxIASdH2...
Once you have that you should engage a local broker to discuss the options for those types of uses in your market and they will be able to help you understand the overall picture and cap rates of the various options. You could also hire a consultant to help you complete due diligence on your property to help you identify the highest and best use of the property. Then you could determine how far you want to go with the project vs your capital vs partnering with someone to help make the vision viable.

I have a property I own with 2 commercial units on it (A Subway restaurant, which I own, and a dance studio). However, we have probably about an acre and a half in the back that I think would be perfect to develop into a storage unit space (easy access for any size vehicle, etc etc.). Does anyone have experience with this or know where to begin? Closest location for the forum was Pittsburgh but it's actually across the border into West Virginia. 

Post: Private Money Lender: Panama (Country)

Hello - my family and I serve in the country of Panama, where we own a home. We serve alongside a group of missionaries (we are business owners in the states with real estate and restaurants, but split our time between the US and Panama). Our close friends here have a home worth approximately $350,000 (in Panama, they adopted US currency as their currency, so all values are USD/Panamanian). The original seller held a note for 5 years at 5% interest. That 5 years is coming up soon and Panamanian banks are struggling to provide a mortgage on the property due to the state of the economy (less inflation than the US, but also it's just not the US, so it's different). The banks have provided a number of reasons (they won't lend to missionaries, they don't like that asphalt doesn't come up to the house, etc...different reason for each bank). 

So, I'm helping them hunt for a private money lender or some other source they may be able to utilize. They owe $286,000 on it. Their financials are fine and they've never had any trouble carrying the mortgage but, as missionaries, they do fundraise their salary so I think that's where the bank is getting stuck. 


Are there options? International lenders? Private money? Hard money? Help us here! I'm trying really hard to help a really good friend out.

Have a 2 bedroom, 1 bath fully furnished apartment in Beaver Falls, PA (35 minutes northwest of Pittsburgh). We full renovated the apartment in 2023. Tenant is moving out (thankfully) and we have an opening for April 1. I have it posted for $850.00 a month on Zillow, Apartments, Facebook, and Craigslist (when I say fully furnished, I mean everything including pots, pans, etc.). We were trying to help out a friend of a friend get out of a bad situation, blah blah blah. Anyways, I'm getting a lot of inquiries but nothing is sticking. We're showing it a lot but no one following through. Bigger Pockets comps says it should be $895, but I've been considering going down to $775-$800. I've looked various sites and feel $850 was fair, but maybe it's not?
