@Kyle Evans

My advice would be to stay away from paying for that service, and be very careful at what programs you buy into, cause most of them are a waste of your money.  If you are going to spend money then put it where it is more helpful in getting your wholesale business up and running.

I have been actively investing now for 1 year, with 7 wholesale deals and 2 rehabs, and working on 2 multi units deal. I have joined my local REIA group, i attend Investor networking group, I have a wonderful Realtor that I work with, I read as much material that i can get on investing, I belong to Bigger Pockets and pick the brains of so many wonderful Real Estate Investors!!

Now for what you need to do to be successful is have the I CAN DO ATTITUDE, buy bandit signs and put out on the weekends, advertise on craigslist, write yellow letters, drive for dollars, business cards, join local investor meetings, find a Realtor investor friendly and get a google voice number and when you get calls ANSWER IT!!  This is ALL I do, and it WORKS!!!!!!!

If you ever need any advice, please don't hesitate to message me or anyone else on Bigger Pockets, we are all here to help one another!!!

Have a GREAT Day and good luck!!!

Hello Gary,

I would love to recommend Adam Martin he is with HER Realtors in Xenia, Ohio, which is right outside of Dayton/Beavercreek.  I am an investor in this area, my husband is retired Air Force and we have started working with Adam.  Adam knows the market very well, and is an investor himself which makes him very investor friendly and very very knowledgeable. Adam just joined Bigger Pockets so please go read his profile, it lists every thing he does and has done!!  I give Adam a 5 Star Rating for sure!!!!!

On a side note, I would like to visit with you too, if you are investing in Ohio, I think we could help each other out as well. Look forward to hearing from you!!

Linda,

Don't do it!!!! Don't waste your money on that!!! Your gut feeling is RIGHT!

YOU CAN DO THIS, without paying that kind of money for a course. Check out if there is any local investing clubs in your area, go to the website MEETUP.com and see what they have, go to a REIA meeting, check out books to read, Bigger Pockets has tons of information and people to network with, ask questions to anyone on here they all will help answer them. Decide what you are wanting to do, your goals, what your niche will be, how you will market and who to market to. (Bandit signs, drive for dollars, write letters and craigslist is the best way to market)

I love wholesaling and rehabs, they are my favorite!! I have only been doing this for a year and having a blast!!  I read everything, I soak up info like a sponge and I just DID IT!! Read my bio and then if you have any questions please dont hesitate to to ask me anything!!

Just remember to have the I CAN DO THIS ATTITUDE!!!

Micheal,

Hello, My name is Sondra, I was raised in Nebraska in a little town west of you in Shelby.  My daughter Ashley is stationed there at Offutt AFB, so I know Omaha very well.  Omaha is a great place to live too and there are many investment opportunities as well!!!

Please google Meetup.com and see what local investor groups there maybe right there, as well as get active in a REIA group as well. Then GO!!!!! lol its a great way of Networking and getting your self out there meeting others with the same goals! There are people in your area that will help Mentor you and give you advice, as well as here on Bigger Pockets, just as questions and they will be answered!

MARKET yourself, put ads out on Craigslist, banner signs, business cards, drive for dollars (knock on doors), write letters to vacant property owners, and visit your county public records.

LISTEN be a VERY Good Listener to what the property owners NEEDS are, and NOT YOURS!!  That is where you will make the DEAL,  by caring and listening!! Its a win win for both, everyone is HAPPIER!!

I have only been doing this business since October last year, and in that year I have done 4 deals that have closed, 1 full rehab in the works now, 3 short sales in the works, 2 deals i am negotiating right now, one being a land contract and the other is a wholesale deal!!

I wish you much success for You and Your Family, great things will come, be Persistent, be HONEST, have INTERGRITY and your Word must be Golden in this business!!!

Best Regards and Success!
