@Jaime Villanueva, I don't know what your goals are or your current situation. So I would suggest you go to your bank (local or otherwise) and ask to speak to someone about home loans. Tell him/her your what you want and ask which loan would be best for you. They would be able to help you the best. Good luck!

@Victoria Demetri, Once you have your selected properties that you are interested in, you'll want to look them up at your county court house. You can find the actual addresses of every property owner out there. You can either call, use the web, or walk in and ask where to look, but I find them at the tax assessor's office and our courthouse online. 

In regards to your letter (yellow letter), there are a bunch floating around here on BP that you can use. Just type in yellow letter inside the search bar, and you'll be able to cover down on several. Brandon Turner has one that is actually pretty good as well. @Timothy Doenges, That's awesome, and congrats! I'm a big fan of base hits, and you are correct that the sky is the limit (to include many markets). As you gain more and more, you'll find other limiting factors, but none that you can't find a solution for. Hopefully you can keep up the momentum and just continue to "Crush it!" @Ceasar Rosas, As a quick analysis, I tend to error on the side of caution and use 55-60% for expenses when valuing a properties proforma. I will use this until I have the actual numbers that will replace it (validated numbers). This is also for commercial properties only (5 units or more) as my goal is to figure out the NOI. @Jason Malabute, Yes, craigslist, hotpads, zillow, facebook's local rental market groups, etc. Any marketing strategy others are using to promote their properties. I hope this helps, and again good luck!

@Jason Malabute, I would look at your competitor's listings to get a better idea what a tenant might expect for your targeted area. The other option is to ask the PM's in that area as well, due to their local knowledge. Good luck!

@Ray Rhoads, Due to what appears to be limitations, you will have to consider alternative means of financing (seller, partner, HML, etc.). I would suggest you make this house one of several in your funnel, and continue to do research. Also, try to speak with seller if possible, talk with your friends and family and tell them what you're trying to accomplish. It's obviously going to take a little more hustle, but I would leave this one in the pipeline and continue to search out properties with that in mind. Good luck!

@Matt McCurry, I wouldn't necessarily call this a mistake. I get that you could have capitalized on another deal, with a bigger bang for your buck, but don't take away from what you've accomplished thus far. There are numerous routes you can go from here, and don't get boggled down by what seems to be a single rut (or two). I would suggest you switch to the more out of the box mindset in regards to finding and acquiring another investment. @Brandon Turner just recently put out another video on finding real estate deals (youtube). You have many avenues, and if you would like, feel free to hit me up as I would gladly help you anyway I can. Good luck, and stay positive... I mean you're already moving in the right direction.

@Paul Kang, I recommend you do a basic search on this site, and type in turnkey properties. There have been many that have had similar questions as you, most of them have been answered. There are also many individuals on here that sell turnkey properties that would love to link up with you and walk you through the process. @Stanford Neal Mead, At first glance I would say your holding cost seem a little low. Some things you may want to consider while your holding is utilities, insurance, and any taxes you may incur. Assuming you have run the numbers for that, it still appears low. I would also say this area seems a little risky, as you may be holding for a little longer than you intend. So if you do go with it, you may want to think about alternative exit routes. For me personally, I would not take on this deal, but everyone is different.
