@Zach Quick I have it's called Lender Paid Mortgage Insurance "LPMI"
the higher rate is not attractive to me
considering they roll it into the premium better yet finance into the rate.

@Allen Fletcher, Yes I have she actually approached me with an offer of the following about 8 months ago:
We will seller finance $650K 5% interest only, amortized 30 years, with balloon after 3 years. We would keep the note. We would want 20% down payment. It would not be contingent upon an appraisal.
I told her no way back then, now she's back say's she'll sell to me for $600K, I'm interested only at $550K-$585K with a seller 2nd, considering her previous terms I prefer to present her with terms and negotiate from there.
