Way to go @Steven Hershey!!! Congratulations on getting out of analysis paralysis! The first deal is the hardest, keep the momentum going and you will be the guy on the other side of the table with 400+ units before you know it!

It sounds like you are doing all the right things, educating yourself by reading. I will echo what Nicole said about getting involved with the local Real Estate Investing Meetups. There is a Meetup called Elevate Real Estate Investing that is defiantly worth your time.

@Brandon Walker You could buy property for 100k and live in it while doing the necessary repairs. It sounds like you would have instant equity. You could then capture that equity by pulling out a line of credit and buy an investment property with it.
