The reality is you can't line up workers ready to go to work when you are.    They want to stay busy regardless of your deal flow, and sometimes they'll be backed up w/ other projects when yours comes along.    It's a good idea to have backups, unless/until you can hire and pay your own crews to work for you full time.

Regarding financing, most financial institutions will want interest, points, and fees, not creative pay out structures.   Individuals are likely to be more flexible here.

Ask the seller/agent for current ins. costs when running a quick assessment.   If the #'s pass the initial sniff test, get 2-3 insurance quotes.   Insurance is driven by so may factors, like age, # pools, location, construction, condition, etc. that IMO it would be dangerous to offer a price based on estimates when it's so easy to get a quote.

As a Realtor, I'd be happy to assist anyone in an off-MLS transaction. It's not necessary, but a good Realtor can help w/ forms, negotiations, comps, structuring a more competitive offer, and navigating the transaction w/o the emotions of a principal to the transaction.

Good points: you can do alot of them, they do not need to be in perfect condition like a landlord rental, no loans on public record (better to use land trusts for ownership records), etc.

If more investors would learn how to raise private mortgage money and not rely on credit and PGs from banks, they could amass many more properties.

Bob Bluhm in Dallas is really good w/ series LLC's, tax reduction, and asset protection. He did my series LLC and helped w/ the tax elections/operating agreements of my series to make them as tax-efficient as possible.

Then have them deed it to you, and you can get financing against it.    As long as there's a decent equity value in it, you s/b able to get financing....might just have to be a bit creative.

Y'all need $480K/yr. to maintain your current lifestyle?   Holy crap, and I thought DFW contractors were too expensive!
